Position Summary
Reporting to the Director, the Manager of Facilities, Undergrad Residential will be a vital part of the team dedicated to creating a conducive living and learning environment for Columbia University's undergraduate student residents.
Responsibilities
The primary responsibility will be to oversee the maintenance and operation of critical building systems, including HVAC, plumbing, electrical, and various trades. The manager will play a key role in ensuring the functionality and efficiency of these systems within the residential portfolio.
The manager will coordinate and manage maintenance activities, conduct regular inspections, and address any issues related to HVAC, plumbing, and electrical systems. The manager will collaborate with a team of skilled tradespeople to facilitate repairs, upgrades, and preventive maintenance. Additionally, the position involves overseeing trades and contractors, ensuring their work aligns with the highest standards of safety and quality.
The Manager is directly responsible for Maximo CMMS utilization, ensuring work is properly documented, assigned, and completed in a timely manner. They will oversee and supervisor’s tradespeople to ensure the safe and reliable daily operation of the residential facilities while promptly addressing any issues that may arise.
This includes coordinating preventive maintenance schedules, responding to emergency repairs, and managing resources efficiently. The Manager plays a key role in maintaining a high standard of safety and compliance, implementing best practices, and fostering a culture of continuous improvement within the facilities team.
Additionally, they collaborate with other departments to optimize facility performance and enhance the overall living experience for the student residential community.
Minimum Qualifications
Bachelor's degree and/or a minimum of 5 years of related experience required. At least four (4) years of field experience.
Experience with Building Automation and Controls systems preferred.
Four (4) years of demonstrated supervisory experience of union/non-union staff required.
Strong understanding of the various systems throughout a facility, including HVAC, Refrigeration, Plumbing, Lighting, etc.
Computer literacy and experience working with spreadsheets required.
Strong communication and interpersonal skills required.
Excellent oral and written communications skills. Knowledge of OSHA guidelines, engineering standards, and compliance with all cities, state, and federal regulations
