COMPENSATION:

  • $120000.00 - $135000.00 / year
  • Annual performance-based bonus

WHAT YOU'LL BE DOING AS AN ASSISTANT DIRECTOR OF FACILITIES

Under the direction of the Director of Facilities, Related Management is seeking an assistant to the Director of Facilities to provide oversight, direction and leadership to effectively manage 100 properties across multiple states throughout the East Coast. In compliance with all company policies, EEO & Fair housing requirements, the assistant to the Director of Facilities is to maintain a high level of quality and efficiency on all aspects of the maintenance & operations on a diversified set of assets within the Affordable East Portfolio. (New York, Connecticut, New Jersey, Massachusetts, Ohio, Pennsylvania, South Carolina, North Carolina, and Maryland)

Key performance requirements & responsibilities are as follows:

  • Plan, organize, execute & monitor Capital Projects through completion.
  • Development & implementation of a portfolio wide Preventive Maintenance program.
  • Monitor & facilitate re-curring contracted services to ensure key systems are serviced and fully operational.
  • Monitor and provide assistance ensuring compliance with Federal, State & Municipal inspection requirements, codes & regulations.
  • Provide technical expertise & assistance to solve MEP, Building envelope & related building components / system deficiencies.
  • Monitor and provide assistance to ensure compliance with Federal, State, and Municipal inspection requirements, codes, regulations, and HUD NSPIRE inspection requirements.
  • Provide direction and assistance to ensure properties are actively addressing request from Authority Having Jurisdiction and adhering to environmental requirements (ACM's, LBP's, UST's), as well as ensuring facilities & site staff members are compliant.
  • Review and provide feedback on departmental employee performance in association with the effective management of their assigned responsibilities.
  • Review and provide recommendations for hire, to employ site-based maintenance managers for the effective management of each asset.
  • Support portfolio operations as assigned by the Director of Facilities.

Qualifications

WHO WE ARE LOOKING FOR

  • 10+ years residential and commercial maintenance & facilities experience required
  • 10+ years of MEP, HVAC, Building Envelope & Life Safety Systems experience required
  • 5+ years of supervisory experience required
  • Reliable Transportation and Valid Driver's License: This position entails significant travel (75%-90%) within New York, Connecticut, New Jersey, Massachusetts, Ohio, Pennsylvania, South Carolina, North Carolina, and Maryland. Candidates must possess reliable transportation and a valid driver's license
  • Location Requirement: Candidates must be located within the NY Tri-state area to facilitate travel and ensure accessibility to the regions covered
  • Experience with RealPage OneSite, Yardi, and/or other core property management software; ability to create reports and analyze property performance metrics related to work order completion and preventive maintenance required
  • Experience with affordable housing and/or HUD strongly preferred
  • Ability to develop RFPs', manage the competitive bidding process, identify qualified contractors and manage Capital Improvement Projects to successful completion
  • Able to use and interpret construction drawings & specifications, including architectural, MEP & Civil construction manuals
  • Working knowledge of regulatory and building code requirements including OSHA, health & safety & environmental requirements
  • Knowledge of garden, low & high-rise construction
  • Provide emergency response coordination, organization & assistance
  • Available 24/7 to respond, communicate & organize emergency mitigation services as needs arise throughout the portfolio
